    Be cautioned !

I am writing this with a heavy heart and disappointment because of the ill experience that I have come to put up with concerning owning a land in Ibadan, Oyo State. This piece is a cautionary tale that unfolded in my very eyes, and it is quite an unfortunate experience of being deceived in a significant land ownership transaction. My intention is not only to shed light on this issue but also to raise awareness about the potential risks individuals may face in dealing with some Cooperative Societies in Oyo State.

Sometimes ago, I embarked on what I believed to be a promising investment opportunity – the acquisition of a land through Aba Afa Cooperative Society. I entrusted my hard-earned money to what appeared to be a reputable Cooperative Society as some people close to me vouched for them. I envisioned a secured and fruitful future with this land as I understand that real estate appreciates over time.

However, sometimes in 2023, it became evident that I had fallen victim to a carefully orchestrated deception. The promises of legal clarity, genuine documentation, and a secure investment proved to be nothing more than a facade. The acquired land was said to have been sold to: one Honorable Kazeem, the real estate development organization – Southern-Crest Estate (www.luminoushillsng.com) and Mr Tosin who is presumed to be Mr. Aleriwa Oluwatosin while the land had been graded for development.

It came as a shock to me as we already have documents ascertaining that the land belonged to us. Some of us had either fenced it, farmed on it or buried a loved ones on the land which has now been graded.

Infact, they brought some local security guys who boasted that anyone who opposes them would face the wrath of diabolical charms and even threatened that the fellow will pay with his/her life. It would interest you to know that one of us who bought a space just like me had buried his in-law in that land only for it to be graded.

As options for compensation, they offered us to either:
    1. Accept to be relocated to another land, or
    2. To pay the cooperative society Eight Hundred Thousand Naira (N800,000.00) which would be shared among the affected land owners. “Luminous Hills Management” is presumed to have paid the Eight Hundred Thousand Naira to the cooperative Society who in turn issued a cheque to their member victims. They also threatened that anyone who is not pleased with the two options to go to court.
Some owners who had built on their land were given another land which is far away from their initial land. The Luminous Hills (the hijackers) claimed they have a plan on these structures that was why they were grading it. Some owners who planted on their land that was taken and graded are yet to be compensated at the time of writing this piece.
They (the cooperative society) gave a meagre undervalued sum of One Hundred and Thirty Thousand (130,000.00) Naira for a land that was bought for One Hundred and Fifty Thousand (150,000.00) naira per plot. This is a case of deception and also fraud because there’s no how a landed property wouldn’t have appreciated over time.

This painful revelation has not only caused significant financial loss but also emotional distress to many of us and I believe it is crucial to share my story to caution others who might be considering similar investments. Vigilance, thorough due diligence, and legal consultation are paramount when engaging in this type of transactions to avoid the distressing consequences of deceit. I am also wondering how and why the corporative failed their members, was the land checked if it was registered in the land registry?

I urge regulatory bodies and law enforcement agencies to investigate such cases rigorously, ensuring that those responsible for preying on unsuspecting individuals and the Honourable Kazeem and Mr. Tosin (presumed to be Mr. Aleriwa Oluwatosin based on their website information) and other fellows who use their political privileges to hijack lands from people.

By sharing my story, I hope to contribute to a collective awareness that empowers individuals to navigate the complex landscape of land ownership with greater caution and scrutiny.
